I am a full time real estate investor specializing in private, group and partnership real estate investing in residential and commercial properties. I personally conduct the site surveys, rehab analysis, financial evaluations and deal negotiations on all of our properties. I manage all phases of property acquisition, financing, building rehabilitation, and the selling or renting of our properties My primary investment focus is securing of high yield, income producing properties for my investment portfolio and for passive and active private investors. I specialized in several areas of property investment: Single Family Homes, Multi-Family Homes, Modular Homes and Senior Care Residence, primarily in the Philadelphia and Southern New Jersey markets.
I am a licensed real estate sales person in New Jersey and Pennsylvania (affiliated with NAI Mertz, Mt. Laurel, NJ) and Vice President of the Retail Division of this commercial brokerage firm. My primary role is the representation of national and regional retailers and service providers in their local Philadelphia and New Jersey market expansions and the coordination of their US expansion strategies. I offer added value real estate services including strategic real estate market expansion planning, trade area store deployment analysis, site selection and deal negotiations. I work with both retail tenants and landlords on the leasing of retail shopping center space in strips centers, lifestyle centers and malls.
I am a knowledgeable and experienced real estate investment consultant, works with both investment buyers and sellers of investment grade real estate properties and assists with the acquisition and disposition of commercial multi-family, retail and residential investment properties. He offers real estate services which include property survey and assessment, financial deal analysis, marketing and provides property investment strategy direction and management.
My professional career includes 27 years in Corporate Retail Real Estate where I served as a senior real estate executive with several Fortune 500 retail companies including Gap, Inc, Circuit City Stores and Blockbuster Entertainment. In my corporate tenure, I managed and conducted over 350 commercial retail real estate transactions including land acquisitions, ground leases, building leases and sale leasebacks. In my capacity as VP of Real Estate, I have overseen the activity of construction managers, site surveyors, architects, planners, environmental consultants and real estate attorneys. I have extensive knowledge and experience in land and building acquisition due diligence including: preparing letters of intent, site surveys, environmental and soils land surveys, site planning, entitlements, reciprocal easement agreements, purchase and sale agreements, property zoning, use permitting and lease negotiations.
